Terms & Conditions.
The following Terms & Conditions apply to any reservation agreement or service agreement between involved parties: YAYS Operations B.V. registered at Herengracht 451 1017BS Amsterdam, The Netherlands (hereafter referred to as “YAYS”), the person or organization making the booking and all guests staying at any YAYS location.
Please note that different terms and conditions may apply in relation to all online bookings via yays.com and affiliated websites, depending on the accommodation or rate type selected. Please carefully read the accommodation rate details that are provided before you make your booking.
The customer’s booking shall be strictly personal and cannot be transferred to a third party.
The accommodation service rates are per person per apartment and per night, and include utilities (water, electricity, heating).
In the event of a discrepancy between the number of peoples indicated in the reservation and the number of people on the day of arrival or staying in the apartment, a fixed-rate supplement and city and/or tourist tax per additional person and per night will be applied, the accommodation of the extra individuals being conditional to the capacity of the booked apartment(s).
alterations and cancel bookings
Reservations made directly with YAYS (online yays.com, phone, email or in person) can be altered and cancelled via your own online login or when contacting YAYS. When an apartment has been pre-paid or a deposit has been provided, please contact YAYS directly for any amendments.
For changes regarding reservations not made directly with YAYS – please use the modification options of the channel/company used making your original booking.
Please note: Changes in date or number of nights can lead to different rates and are subject to availability.
In the event of partial cancellation of a booking after the arrival date (early departure), YAYS applies a cancellation fee that is equivalent to the full stay and therefore shall not refund the deposit. If the length of the stay is extended, confirmation shall be subject to approval by YAYS and the change in rate shall be applied from the date of notification of the extension for the additional night(s). The change in rate shall not be applied retroactively.
In the case of a no show, apartments will be held until 1 am the day after the scheduled arrival, at which time your booking will be cancelled and the full cancellation charges will apply.
In the event that an apartment becomes unavailable for the whole or any part of the applicable stay dates for any reason, we will endeavour to arrange for suitable alternative accommodation. If we are unable to find suitable alternative accommodations during this period, we have the right to cancel the applicable portion of the stay and we will credit you with a full refund of pre-paid fees. If you do not accept a suitable alternative accommodation that we offer to you, then you are entitled to cancel the applicable stay, any pre-paid fees will be refunded to you, and neither we nor any of our third-party suppliers will be liable to you for any further amounts relating to such event.
For by YAYS places, a multiple booking is a reservation of three (3) apartments or 8 guests, or more, in the same YAYS place and made by the same individual or corporation.
For YAYS places, a multiple booking is a reservation of five (5) apartments, or more, in the same YAYS place and made by the same individual or corporation.
In the event of a multiple booking, a special group contract will be concluded that will take precedence over the general terms and conditions provisions if there is any discrepancy.
Any Group Bookings will be subject to the Group Booking Terms and Conditions. In particular, the cancellation terms and payment terms differ for Group Bookings. All Group Bookings should be made offline.
This paragraph outlines how YAYS deal with group bookings. Where there is inconsistency between this paragraph and the remaining terms and conditions set out above, this paragraph will take precedence.
- It covers the terms and conditions of booking both transient groups and extended stay groups.
- For by YAYS: A group booking is defined as 3 apartments or more than 8 guests, booking together for one or more nights, booked by one person (or connected persons).
For YAYS: A group booking is defined as 5 apartments or more, booking together for one or more nights, booked by one person (or connected persons).
- All Group bookings for accommodation hire at YAYS are subject to these terms and conditions. This includes bookings through a third-party website such as, but not exclusively, Booking.com or Expedia. It includes bookings made through an online agency. By making a group booking, the client agrees to these terms.
- This also covers all groups (as defined above) that are booked on non-refundable Rate via the YAYS brand websites or any third-party website. Any cancellation for apartments booked using either of these Rate Types will not be refunded.
group bookings terms and conditions
- Group apartments will not be guaranteed or held until a contract is signed. The deposit payment is due as per terms of the signed contract.
- Requests for additional reservations are on an availability basis & are not guaranteed.
- Rates are determined by YAYS, and special rates (government, corporate etc) will not be viable for Group bookings.
- These terms supersede any terms on third party websites for group bookings.
- Full payment is required in advance of event. A deposit schedule based on the expected value of the group booking will apply as follows:
- If there is less than 30 days between the booking and the first date of arrival in the agreement, then the full invoice total shall be due.
- All cancellations must be confirmed in writing.
- Upon signing the contract, the deposit will be non-refundable.
- Any amendments need to be confirmed in writing. Amendments include name changes or date changes (provided that the same number of room nights are booked as per the contract, subject to availability).
- Any additional room nights will be subject to availability and rate will be subject to change.
There will be a 100% charge for all no-shows.
To keep things as simple and safe as possible, we do not accept cash payments. When booking from outside the Eurozone, this also saves you the hassle of changing foreign currencies. You can pay for your stay with any major credit card or direct payment system: Visa, Mastercard, American Express, Diners, Apple pay, Google pay, Samsung pay, JCB, Maestro, Discover and iDeal.

All reservations, regardless of their origin, are payable in Euros. Foreign currency conversions are given as guidance only and are non-binding. Only the reservation rate in Euros is guaranteed; if this currency is different from the one used at YAYS, the customer will be liable for any conversion fees including in cases of refunds. The currency conversion given during the payment process or is an indication of how much the price would approximately be in your own currency. Such indication is merely indicative, not binding, and will depend on the applicable exchange rate of the day. Keep in mind when receiving a refund this is based on the current conversion rates and can differ from the original charged rate.
Payments made via the YAYS.com website and our secured payment partner MEWS are PCI-DSS certified.
(FOR YAYS PROPERTIES) Upon check-in, guests may be required to show the credit/debit card used to pay for the booking and a valid photo ID, such as a passport or driving licence, in order to verify your booking.
You will be liable for any breakages, damage, extra cleaning charges, late checkout, any extras ordered during your stay and/or any additional charges incurred by us as a result of your stay (“additional charges”). You may be required to pay a security deposit to cover any such costs prior or upon arrival at the Property. If the security deposit is not sufficient to cover the cost or no security deposit is paid, then you authorise us to take payment for such charges from debit/credit card supplied for the security deposit. In the event that payment under a debit/credit card is declined, or no card details are provided, we reserve the right to invoice the Booker or Guest directly for these charges. Any balance on the security deposit will be refunded.
Taxes are subject to change without notice according to local law.
City and/or Tourist tax is not included in the rates. The tax amount shall be determined per person and per day and shall vary according to local regulations and current residence classifications. This is payable before check-in.
YAYS is a family-friendly place and children are welcome at every location. For safety reasons however, Amsterdam The Crane by YAYS can only accommodate guests aged 12 years or older.
The number of people allowed in your apartment is indicated in the apartment information and is determined by the number of beds in the apartment. For your own safety and that of others, local regulations and company policies do not allow a larger number of people to stay in any given apartment. Some apartments can only be booked for 2 adults and 2 children aged 12 years or younger. It is not possible to place extra beds in the apartments, with the exception of a baby cot for a child aged 2 years or younger.
Your friends are our friends, but even we have boundaries.
- We operate a strict no party policy.
- No visitors after 10 PM or before 8 am
- Collect your deliveries from reception (make sure these are labelled with your name and apartment number.)
- Unregistered guests are not allowed to stay in your apartment. All guests must register with their IDs with the YAYS Insiders, also if they are just visiting. Extra fees and taxes apply.
We won’t interfere with your YAYS space every day; as standard, the price of stays of 8 nights or more include a weekly housekeeping service that covers cleaning of the apartment (except the kitchen and dishes), a change of bed linen and towels and cleaning at the end of the stay.
We provide all our guests with toiletries, welcome teas & coffees in your apartment to get you started.
The price for stays shorter than 8 nights do not include a housekeeping service. This service can be requested directly at the reception of the YAYS place you are staying and will be charged as an additional cost.
- Use the extractor fan when you’re cooking.
- Dispose (food) waste regularly at the designated areas.
- Get in touch with the Insider if you need housekeeping to assist in case of any questions.
- Keep your apartment clean and tidy.
- Before check-out, please put all rubbish in the bins and dishes in the dishwasher for a final run.
The final cleaning of your apartment is always included in the price. We ask you to leave your apartment tidy as you would do at home. Our housekeeping staff will take care of the rest.
- Our general policy is to not allow pets in our properties. Depending on location and availability, however, exceptions might be possible for long stays (29+ nights) at the manager’s discretion for direct bookings only and will incur additional cleaning charges. Do check with us first for details to avoid disappointment.
- An extra pet fee applies.
- Pets are to be secured in a crate or pet carrier by the owner when the apartment is being cleaned during the stay over cleaning.
- Pets are to be leashed or in a carrier while in the public areas and grounds.
- Pet owners are responsible for always cleaning up after their pet in and around the property.
- If the pet’s behaviour results in complaints by other guests, the pet owner may be asked to make alternate arrangements for their pet. The manager reserves the right to make this decision at any time.
- Any damage to the apartments or property belongings by the pet will be charged to the guest.
- Maximum of 2 pets per apartment
- We do not accept liability for any loss, damage, or illness to pets. In any event, pets shall remain under the full responsibility of their owner.
Registered service animals will be permitted in all locations where notice has been given prior to arrival.
We are proud of our YAYS places and want you to be too. So, please let us know about any and all breakages or spillages before you check-out. We also ask you to not stick anything on the walls.
We reserve the right to charge the card payment details provided and pre-authorise at the time of booking or invoice you where you or a guest of your booking causes damage of any kind to the building or the apartment.
Because YAYS will be your second home, you will likely bring personal belongings to the public areas. We will do our best to keep an eye on them. However, we would like to stress that YAYS is not responsible for any damage or loss to goods or personal belongings occurring in apartments and public areas.
If a safe is provided in the apartment for to store personal items, YAYS cannot be held liable for any items taken from the safe.
Damage: Guests are required to keep the property, apartment, furniture, fittings, and effects in the same condition as on arrival. Inventories and condition reports can be provided at the start and end of the stay, if required, at an additional cost. You are required to notify us of any damage, loss or broken items or matters requiring general maintenance. Any damage to the apartment will be charged in on a full recovery basis. In the event that these are discovered after departure we will notify you or the Booker within 7 days of departure with full details, and where possible, photographic evidence. We reserve the right to charge the card payment details provided and pre-authorised at the time of booking where you or your visitor causes damage of any kind to the property.
Photographs of apartments on our website represent the general features of the property and apartment type, but may not be the actual (or exact) apartment allocated upon check in.
The photographs presented on the website and/or in the catalogue are not contractual. Although every effort is made to ensure that any photographs, graphic representations, and texts reproduced for the purpose of illustrating the serviced apartments provide as accurate an impression as possible of the accommodation offered, variations may occur, notably as a result of changes to furniture or any possible renovation works. The customer is not entitled to make any claim on these grounds.

Check-out time is at 11:00. If you’d like to sleep in a little, let us know, and we will see what we can do.
Overstaying? You may be liable for any associated costs and for additional fees of up to 150% of the effective daily rate of your stay for each day (full or partial) that you overstay, as well as any other related damages, fees, costs or expenses incurred by us (e.g., relating to our loss of a subsequent guest reservation or booking alternative accommodations for any part of the time that you overstayed). In case you are not in the apartment, but your luggage is, it will be packed up and can be collected at a different location.
online check-out (only for YAYS)
In connection with your stay, you should receive an email from us containing check-out instructions. Please follow those instructions and let us know your check-out time if you can; call or text us at the phone number provided with any questions.
We provide linens and kitchenware for your use during your stay. Any such items that are removed from the YAYS place will be charged to you.
The apartment and all equipment, utensils, furniture etc. are to be left in a clean and tidy manner upon check-out, failure to do so will result in additional charges.
The occupant may not invoke the legal provisions applicable to residential leases, including those related to security of tenure. The occupant agrees not to provide the property’s address as their residential address for tax or professional purposes, nor lend or sublet the apartment to a third party, in any capacity. There is the option to register at the property address which needs to be agreed in writing with YAYS prior to arrival. Occupants need to de-register within one week after leaving the property.
From time to time, we will need to access the apartments to service and maintain the apartment. We will endeavour to announce and/ or agree times with you but this might not always be possible. Do bear with us in this regard.
YAYS Employees or a designated person shall be allowed access to the apartment at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. YAYS employees will let themselves known and will be able to provide your name and departure date.
We do not allow smoking or vaping anywhere on the property. Ask the Insider where you can go instead or check for the signs.
Be considerate and do not blow smoke of vapour into our or our neighbours’ buildings. So, you know if you ignore these rules, you will be fined and asked to leave.
If you are caught smoking or if the smoke detectors are tampered with, an automatic notification is sent to the front desk. If you are found to breach this clause, you will be liable to pay us a fee for extra cleaning charges and we will ask you to leave the property and/or deny your access. You will not be entitled to a refund.
We do all we can to keep you safe. Help us (and avoid a hefty fine) by:
- Not touching or tampering with the safety equipment and procedures.
- No smoking or vaping anywhere; and
- No burning candles or incense.
Just so you know if you ignore these rules, you will be fined, and we may ask you to leave. When causing a false alarm, related costs will be charged.
- In case of a fire, keep calm. Report the fire to the reception and / or hit the nearest fire alarm.
- And follow the evacuation instructions posted in the apartment.
- In the event of a fire alarm, leave the building immediately via the nearest emergency staircase.
Under no circumstances use the elevators in the event of a fire.
Our team, CCTV and access control system run a tight ship to keep you save.
- Under 18 are welcome with an adult family member or legal guardians who must stay for the full duration of the booking. YAYS may request any supporting documentation to verify that this provision is properly applied.
- We will ask you for photo ID during the check in process.
If you lose your key, we will ask for photo ID before giving you a new one
We would like to stress that drug use, possession and selling of any kind is strictly prohibited in and around the YAYS places.
It’s simple: if you commit a crime or are suspected of committing a crime (including malicious damage), we will report you to the authorities and ask you to leave. Criminal behaviour is not tolerated in any part of YAYS. It’s your second home, so treat it that way.
Treat others, and our team as you would like to be treated. That way everyone is a winner. YAYS is a safe and friendly environment where everybody should be treated with respect.
We love that you are a fan of our places, but commercial photography, film or videography (without expressed written consent); and using the YAYS places for any purpose other than for personal accommodation is not allowed.
The customer is prohibited from engaging in any business, craft, or professional activity in the Apartments.
Guests should not interfere, move, or disconnect any equipment relating to the provision of internet access and must not use the connection for any illegal or immoral purpose (including but not limited to file sharing) and YAYS reserve the right to pass on any record to the authorities should YAYS be made aware of any such use. YAYS reserves the right to disconnect a guest at any time without notice if, in YAYS opinion, there is a breach of any of these terms.
Please do not leave any belongings inside your vehicle. YAYS is not responsible for damages to any vehicle or personal items left in the vehicle.
YAYS cannot be held liable for direct or indirect damage as a consequence of the customers use of the apartments and public areas, including and without limitation, damages, and losses because of fire, robbery or criminal behaviour.
YAYS cannot be held liable for injury to a person, loss of, or damage to any property of any person staying/visiting YAYS. And cannot be held liable for any damages caused by third parties.
The main booker is responsible for any direct or indirect damage of the YAYS apartments and public areas and loss of any of its contents. Therefore, you are strongly advised to ensure you have appropriate insurances in place to cover any theft or damage during your stay at one of our places.
We expect everyone staying at YAYS to take all reasonable care of the property. Please report any damage, loss or improper cleanliness of your apartment, as we want to fix it as soon as possible to make you feel right at home. In addition, this will prevent you from being held responsible for any damage or loss during or after your stay.
In the case of leaving your apartment or any other area on YAYS place with any damage, missing of items or heavily soiled, your credit card provided at check-in or booking can be charged for the associated costs.
To the extent permitted by law, neither we nor any of our officers, directors, employees, representatives or agents shall be liable to you or any Guest (whether in contract, tort or otherwise) for any punitive, special, indirect or consequential loss or damages, any loss of production, loss of profit, loss of revenue, loss of contract, loss of or damage to goodwill or reputation and our liability to you shall be limited to the total charges paid by you in relation to the booking in relation to which the relevant liability arose.
If the execution of the contract is impeded or made impossible in full or in part temporarily or not because of circumstances outside of the control of YAYS (war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, adverse weather conditions and local regulations), force majeure is deemed to apply.

These Terms & Conditions are governed by the laws of The Netherlands. All disputes will be submitted to the competent court in Amsterdam, The Netherlands.
